Mumbai and Pune Continue to Drive Residential Market Activity as Registration Revenue Climbs Nearly 16%

Mumbai, 14 September 2026: Maharashtra’s property market maintained its strong momentum during the first five months of FY2026-27, with property registrations rising 12.4% year-on-year between April and August 2026.

According to data from the Maharashtra Registration Department, the state recorded 21,23,821 property registrations during April-August 2026, compared with 18,90,167 registrations during the corresponding period last year. Revenue generated through property registrations also increased by nearly 16%, reaching ₹26,637.73 crore, compared with ₹22,996.04 crore during April-August 2025.

The growth comes despite no revision in ready reckoner rates during the year, indicating that the increase in registration revenue has largely been supported by higher transaction volumes and continued activity across the residential property market.

Mumbai Maintains Premium Housing Momentum

Mumbai remains one of Maharashtra’s key property markets, with steady demand across residential segments. The premium and luxury housing categories, in particular, continue to attract buyers seeking larger homes, established locations and high-quality developments.

Rajat Khandelwal, Group CEO, Tribeca Developers, said that the Mumbai residential market continues to show resilience, particularly in the premium and luxury segments.

He noted that homebuyers are increasingly looking beyond conventional considerations such as size and are placing greater emphasis on quality, branded living experiences, design, sustainability and long-term value. Well-connected micro-markets and lifestyle-oriented developments are also gaining importance in purchase decisions.

The market has also recorded a rise in high-value transactions, supported by buyers with strong purchasing power and investors viewing residential property as a long-term asset. The continued registration activity indicates that demand for higher-end homes remains firm.

Pune Expands Across Established and Emerging Corridors

Pune continues to record healthy residential activity across both established neighbourhoods and emerging locations. Improved connectivity, infrastructure development and expanding employment centres are supporting demand across the city.

Sachin Bhandari, CEO, VTP Realty, said Pune’s increasing supply reflects developer confidence in the market, with demand being supported by end-users and investors as well as the city’s strong IT ecosystem, education sector and employment base.

He highlighted infrastructure development as a key growth catalyst, particularly projects such as Metro Line 3 and the Pune Ring Road, along with improving connectivity across corridors including Hinjewadi–Tathawade and Kharadi–Wagholi.

These developments are opening up new residential destinations and increasing the attractiveness of emerging micro-markets. According to Bhandari, future growth will increasingly depend on developers identifying the right locations and delivering projects with strong product quality, execution capabilities and a long-term approach.

Infrastructure Supporting Residential Expansion

In Pune, western corridor locations such as Hinjawadi, Punawale and Maan continue to benefit from their proximity to employment hubs and ongoing infrastructure development. Improved connectivity is helping expand the city’s residential footprint and creating opportunities in emerging housing markets.

Across Maharashtra, registration activity has also received support from other major cities and developing markets, indicating that growth is not limited to Mumbai and Pune.

Festive Season Could Provide Additional Momentum

The upcoming festive season could provide an additional boost to residential transactions. Historically, the period has been an important sales window for both developers and homebuyers, with new project launches, promotional campaigns and purchase decisions contributing to higher market activity.

Maharashtra has set a property-registration revenue target of ₹68,500 crore for FY2026-27. By the end of August, the state had already achieved approximately 38.9% of the annual target.

Outlook for Maharashtra’s Property Market

The April-August registration data points to sustained activity in Maharashtra’s property market during the opening months of FY2026-27. Mumbai continues to see strong demand in premium and luxury housing, while Pune is expanding through infrastructure-led growth and emerging residential corridors.

The performance of the market during the upcoming festive period and the following months will provide a clearer indication of whether the current pace of registrations can be maintained through the second half of the financial year.
