Alliance City Expands Mumbai Portfolio with Three New Residential Developments
Developer
announces its eighth project in Mulund, fifth in Vile Parle and first
development in the Sion–Matunga micro-market as Mumbai housing registrations
reach a 14-year high

Realtors Pvt. Ltd. is expanding its residential portfolio across three key
Mumbai micro-markets, announcing upcoming developments in Mulund West, Vile
Parle East and the Sion–Matunga belt. The expansion includes the developer’s
eighth project in Mulund, fifth in Vile Parle and first venture into the
Sion–Matunga micro-market.
The move
comes amid sustained housing activity in Mumbai, with buyers increasingly
focusing on factors such as construction quality, delivery track record,
location and long-term liveability.
Mumbai Housing Market Maintains Strong Momentum
Mumbai’s
residential market has continued to demonstrate resilience in 2026. According
to data from Knight Frank India cited by the company, the city recorded approximately
12,503 property registrations in August 2026, representing an 11%
year-on-year increase and the strongest August registration performance in
more than 14 years.
The
redevelopment segment is also contributing to the city's housing supply
pipeline. Knight Frank estimates that around 1,094 housing societies are
currently undergoing redevelopment, with the potential to unlock
approximately 59,000 homes by 2031.
Against
this backdrop, Alliance City is expanding its presence in established
neighbourhoods where demand is supported by connectivity, infrastructure and
proximity to employment and lifestyle destinations.

Building on a Track Record of Delivery
Alliance
City has focused on standalone residential developments rather than large
township projects and has delivered homes to more than 700 families across
Mumbai.
The
developer said 2026 has been a significant year, with Occupation
Certificates (OCs) secured and projects fully sold out for Alliance Vista
in Vile Parle East, Alliance Abhimanyu in Malad West and Alliance Eternis in
Borivali West.
The
company's upcoming developments build on this existing presence across Mumbai's
eastern, western and central suburbs.
Mulund West: Eighth Development
Mulund
continues to be one of Alliance City's established markets. The developer has
completed six projects in the micro-market — Swati Sadan Alliance, Alliance
Mathuresh, Amardeep Alliance, Alliance Ravi Kiran, Alliance Mandarpushpa and
Alliance Sudeep — while its seventh development, Alliance Kanchan Krupa,
is currently under development.
The
upcoming eighth project will further strengthen the company's presence in
Mulund West. The development is positioned to cater to families seeking
residential options supported by the suburb's established neighbourhood infrastructure,
greenery and connectivity through LBS Marg and the upcoming Metro Line 4
corridor.
Vile Parle East: Fifth Development
In Vile
Parle East, Alliance City is preparing its fifth residential development
following four projects — 22 Alliance House, Alliance Tanvi, Nirmal Milan
and Alliance Vista.
Alliance
Vista, located on Shraddhanand Road, has recently achieved full sales and
handover. The upcoming project will extend the developer's presence in a
location that offers connectivity to the Western Express Highway, domestic
airport and established commercial and residential districts.
Sion–Matunga: Entry into a New Micro-Market
The
planned Sion–Matunga development marks Alliance City's first project in this
micro-market and represents a further expansion of its central Mumbai presence.
The
developer already has projects such as Alliance Legacy and Alliance
Harmony, with the latter under development in neighbouring Matunga. The new
project is strategically positioned along the Eastern Express Highway,
targeting homebuyers seeking centrally located residences with access to key
parts of Mumbai.
Focus on Delivery and Customer Confidence
Commenting
on the expansion, Ankita Luharuka, CEO, Alliance City Developers Realtors
Pvt. Ltd., said Mumbai homebuyers are increasingly seeking certainty around
project delivery, suitability for their families and post-handover support.
She added
that the company's upcoming developments in Mulund and Vile Parle build on the
trust established through its previous projects, while the Sion launch
represents a new phase of expansion for the company.
Alliance
City said its growth strategy will continue to focus on carefully selected
locations, execution discipline and delivering residential projects in line
with commitments made to homebuyers.
